Whether you are adding a small extension or building a new home, I can give practical and affordably priced advice to householders and builders.
Perhaps you are simply struggling to work out how to get started? Do you need an architect, a builder, an Engineer, or maybe you want to do it all yourself? What should you budget? How do you get planning approval? Do you only need building regulations approval? Are you struggling with the discharge of covenants on your deeds?
I can give you some advice on what might be possible to achieve with your home, and help you make a plan of how to get there. Get me involved early, and with a little advice you will start out on your project on the right foot and know how to achieve your aims.
Or if you’ve already started, and things haven’t turned out as you had hoped, I can help resolve the issues you might be having.
I am familiar with householder planning application processes and can help you obtain planning consent, overcome planning restrictions and help you comply with planning conditions. I can act as your agent and provide drawings and apply for your planning permission. I can provide Structural Calculations, Professional Consultant Certificates, Plans and Drawings for building control, planning conditions and building regulations compliance.
I have experience in conveyancing and restrictive covenant issues, land development and local development plans, and local government governance, and can help you overcome any obstacles preventing you from achieving the true potential of your home.
I can help you engage with architects, builders, tradesmen and suppliers and keep control of your budget. I can carry out surveys and give advice on insurance issues and defects. I will engage with multiple stakeholders such as neighbours, landlords utility providers and regulatory bodies.
Do give me an initial call as early as you can in your projects and we can have a chat and see if I can assist you.
Basement Flat Extension – London
I remodelled a one bedroom basement flat in London to extend it into a well appointed two bedroom flat, making good use of natural daylight with rooflights and a light well. 3D model images helped the clients and other stakeholders visualise the project. Freehold company approvals and party wall agreements were required as well as dealing with a challenging planning environment due to a conservation area status.
Low cost self built home extension and refurbishment in Alderbury.
This beautiful semi detached 1912 3 bedroom property needed complete remodelling and renovation on a very tight budget. Through careful design and planning it was possible to extend property to include a downstairs toilet and well appointed upstairs bathroom, also open up a large family living and kitchen space downstairs, completing the superstructure and sanitary fixtures for £25,000, all while the property was occupied throughout.
Previously inexperienced in building, Debbie and Mark were able to complete some of the building work themselves, supervising trades and sourcing the materials, and have created a cosy and stylish home despite the budget not stretching to the interior finishes!
“You have given me so much these last months, confidence, an ever developing can-do spirit and even if I get it wrong you never make me feel small or incompetent. I am loving the learning. I am enjoying the gentle tutorials, teaching me to have faith in myself. Thank you.” Mark Everett December 2020
